I contacted the listing agent, Joe Mayo IV, and made an appointment that afternoon to see the house. Joe met me at his office and went over the details of the home, then took a short ride to the address and took the tour. The house was once a life-saving station, and Joe pointed out all the historic points of interest, and was very knowledgeable of the condition of the house and property. When we made the decision to make an offer on the house, Joe and his father, Joe Mayo III (broker/owner of the agency), patiently walked us through the process and the deal was sealed. Both Joe and his father answered every question we had, and if they didn't have the answer right away, got back to us that day. Buying a home at the shore post-Sandy can be a daunting proposition but both Joe's helped every step of the way. They also provided us with local contractors who completed work needed to be done before settlement, even at some cost to themselves. It goes beyond that for me; they are like family to me. It all started about 15 years ago when Joe Mayo III found a home for my mother to purchase in Barnegat that was well priced and he went to unbelievable lengths to get my family in that home at a time that me and my siblings were scattered amongst family and friends' places. Fast forward to 2009 and Joe Mayo IV helped me find my first home for myself. He found a bank owned property that needed lots of love but his vision for the property convinced me it was a great deal. We got it for about 60K below the market average and when the real estate market tanked, I was never inside out with the mortgage. I remember my mortgage broker was so impressed with Joe that he told me he was the best real estate agent he had ever done a deal with. It was tricky and he handled all the crazy twists of the deal. Since then he has coached me on how to convert it to a rental investment and he has helped keep it rented through Re-Max. Every time we are in between tenants there are always property management issues that arise and although that's not his job, he offers it up and gets it done.Joe is smart, hard-working, cares about his clients, knows how to negotiate, and he thinks like an investor and businessman. I don't think there's a better skill set for what he does. There is no person I would trust more to handle real estate deals on Long Beach Island, Manahawkin, Barnegat, and surrounding towns.
